Putting your home on the market can be a stressful time but a real estate professional can help provide you with insight and guidance that help make the selling process as smooth as possible.  Realtors tend to agree that pricing is the number one factor in ensuring a smooth sale, and a licensed professional can assist you by performing an in-depth analysis on your local market.  Your Realtor should examine the comparable sales of similar homes that have closed recently as well as current active listings in your neighborhood to help you determine an appropriate asking price.  

Pricing a home incorrectly is almost always a losing situation: if you go too low, you’ll leave money on the table; go too high and you may fail to attract a buyer in a reasonable period of time, if at all.  These days, most buyers preview homes on the internet before deciding to visit them in person…if your home is overpriced when it first hits the market you run the risk that active and qualified buyers will click right past it.  

Finally, it’s important to remember that most buyers need financing and their lender will require an appraisal from an objective third party in order to qualify the loan.  A professional appraiser won’t be concerned with how much you love your home – his or her job is to ensure a loan is justified!  Using a professional Realtor to help price your home competitively and correctly from the get-go increases the likelihood of a smooth transition for you and your family.
